PUBLIC NOTICE NOTICE IS HEREBY GIVEN that on Thursday, July 17, 2025, at or after 6:00 P.M. in the City Council Chambers, City Hall, 1001 W. Center Street, Manteca, California, a Public Hearing will be conducted by the Planning Commission of the City of Manteca at which time and place all persons may attend and be heard on the following matter(s): Project Title: Promenade Shops at Orchard Valley Project No: PDM-25-0080 Project Applicant: Orchard Valley Partners LLC, ATTN: Fritz Huber, 1203 N. Grant Street, Stockton, CA 95202 Project Location: 1490 South Union Road, Manteca, CA 95337; APNs: 224-550-01 through -04, -07 through -11, -13, -17 through -20, -22, and -24 through -41 Project Description: Application for a Planned Development Modification to change allowable uses assigned to various buildings within an existing 72-acre retail center Planned Development consisting of multiple buildings totaling 750,000 square feet of retail floor area. The revision to allowable uses assigned to specific buildings is consistent with the underlying base zoning of the parcels and does not introduce any new land uses not considered under the original entitlement. A rezone to memorialize the establishment of the Planned Development Overlay (PD) Zone District in concert with the existing Commercial Mixed Use (CMU) Zone District will also be considered. The project has been determined to be exempt from the requirements of California Environmental Quality Act (CEQA) per Article 19, SS15061(b)(3), "Common Sense Exemption."
